LA Investment Capital to launch two new Real Estate Investment Funds focused on Residential Spec Home Construction and Residential Rehab Construction in Southern California.
LA Investment Capital, LLC announced today the launch of its two new private real estate funds. After ceasing real estate fund investments earlier this summer, the Beverly Hills based Private Equity Capital Firm has re-entered the real estate investment market with two real estate investment funds that focus on "residential spec construction and rehab" fundings. the funds each expect to raise $200 million to take advantage of depressed real estate prices due to the current market environment.
The fund’s founder – Mr. Steven J. Muehler, is a long-tenured industry executive who has played a crucial role in advising partners throughout many complex real estate and structured financing transactions across various market cycles. His experience encompasses a range of real estate restructuring and financing matters, including assessment, acquisition, development, management, operations, and exit strategies.
The two fund’s goals are to take advantage of the current buyer’s market in low loan-to-cost acquisitions, rehabilitations, and construction of single family and multi-family real estate that will produce high investor returns for fund investors through sales of the units to consumers.
“The current harsh economic climate has resulted in falling real estate prices and capital markets which are unable to finance real estate nationwide. Investors realize this, but have large single-asset risks if buying individual properties. Our fund structure offers a risk mitigation strategy that enables investors to own a smaller piece of a larger portfolio of properties for short periods of time, generally less than nine months,” said Mr. Muehler, President of LA Investment Capital.
“We believe that initially, we will only be focusing on ventures in Southern California, and other select Western U.S. markets which hold greatest opportunities. We hope to enter the nationwide market in 2012”.
